LOCATION: 18061 Tranquility Road, Purcellville, Virginia, in western Loudoun County. Ideally located just two miles southwest of the town of Purcellville, Tranquility Farm is 15 miles from the historic village of Middleburg and only 4 miles to Route 7. Within five minutes is an 18-hole championship golf course located at the Loudoun Golf & Country Club. It is a 30 minute drive to Dulles International Airport and a 50 minute drive to downtown Washington DC.

Nearby is the 203 acre Franklin Park which offers a wide variety of outdoor activities such as year-round shaded playgrounds and picnic areas, 3.5 miles of equestrian riding and walking trails, catch & release ponds, baseball fields, sand volleyball court, outdoor pool, tennis courts, and the Franklin Park Performing & Visual Arts Center.

 

PROPERTY: Tranquility Farm, circa 1807, is comprised of nearly 24 acres in an open space conservation easement, including frontage along the North Fork of the state protected Goose Creek. Made up mostly of open, rolling pasture land; the remaining parts of the farm contain some woodlands, a spring-fed pond, a silo, and three-board fenced pastures. Mature hardwoods dot the sweeping lawn around the main house and bank barn. This property would be ideally suited as a small horse farm as it offers great ride-out.

In 1876, James H. Cross bought this farm and his heirs, including the locally known Graham family, owned it for just over a century until it was sold in 1980. Mr. George Franklin bought it and operated it as a dairy farm. Members of the Graham and Franklin families still live nearby on parcels of the former 600-acre property. In the mid 1990’s, Franklin Park was created, as were several large neighboring parcels, including vineyards and horse properties, that were placed into open-space easements.

RESIDENCE: The main house was originally the home of David Lovett, a well-known Quaker land developer for whom Lovettsville is named. The farm was once also associated with Lickey’s Mill, previously situated somewhere nearby on the creek. The house is a stylish, two-story Federal-style stone dwelling. Original features of the house include three chimneys; a box cornice with a bracketed frieze containing a carved diamond motif; 9/9 and 9/6 double sash windows with pegged architrave trim; 10-foot ceilings with


plaster crown molding; and heart pine flooring on the front and central staircases. The six-panel front door with paneled reveals and fanlight with tracery is sheltered by a single-bay portico with Roman Doric columns and pilasters.

Additions to the original rear part include a late 19th-century stone section and a four-by, two-story frame porch (now closed in) supported by stone piers. A sun room was built to the south in the mid-20th century, with a second story added, likely in the 1980s, both done in stone. The current owners have lovingly restored all aspects of this beautiful antique home and yet have made it both functional and timeless.


MAIN LEVEL: A walkway of old stepping stones lead from the gravel road all the way to the front stone porch. The front door opens into a central hall or Foyer with a stairway going to the second floor. Just off the Foyer to the right is the formal Living Room filled with the light from four windows and there are new built-in bookshelves on either side of the wood burning fireplace. To the left of the Foyer is the Formal Dining Room with a fireplace, two doorways that lead into the Sunroom, and a side door that leads into to the Family Room. The Sunroom currently acts as an office and is surrounded on three sides by new tall windows. The Family Room is the most spacious room in the house and has a door that leads to the outside terrace ideal for entertaining. This room also features a half-bath, a propane stove and small stairway to the second floor.

Straight through the Foyer is the newly created Mudroom which was in the past a side porch. The old aluminum siding was replaced with cypress boards and a new roof. Now three sets of French doors lead from the Family Room and Kitchen out to the back parking area, with bonuses such as a large dog door and plumbing added for a potting or boot sink. Also, in this area is the separate Pantry with plumbing roughed in. At the back of the house is the fully renovated, gourmet Kitchen with heated hardwood floors, exposed stone walls, slate countertops, new appliances, large farm sink, new cabinets, three deep-set windows and a cozy breakfast area.

UPPER LEVEL: Follow the front stairs to the second floor to a landing that leads to the left into Guest Bedroom (#1) with fireplace and lots of windows. To the right of the landing is the Master Bedroom Suite with a separate Dressing Room with custom built-in walnut shelving. Off the bedroom is the completely remodeled, magnificent luxury Master Bath with his and her vanities, separate room for the toilet, a glass stall steam shower and soaking whirlpool bathtub surrounded by windows. The upper trusses were renovated to create a cathedral ceiling using walnut ceiling boards which exposes the original south gable end of the house with a date stone inscribed with an 1807.

Continue through the Dressing room into a back hall area where there is another completely remodeled Full Bath, a Laundry area where the washer and dryer have been hidden within custom cabinetry, and a doorway into a second Master Bedroom Suite. This bedroom has its own, third completely remodeled Full Bath with cathedral ceilings; stall shower, separate room for the toilet and a large walk-in closet.

THIRD FLOOR: From the small back hall area is a stairway that leads to the third floor with another Guest Bedroom (#4) with unique dormer windows which allow for a queen bed in one and a window seat in the other. Ideal for a child, this room was renovated with bead board ceilings and walls. There is also another large storage area which was finished on that third floor level.


BANK BARN: There is a large frame and stone bank barn with five stalls, and room for additional stalls and/or hay storage, a tack room, a separate room with a dog washing station, and an indoor/outdoor kennel all on the bottom floor. TENANT HOUSE: A completely renovated three bedroom, two and a half bath Tenant House sits up away from the main house and overlooks the pond. It features hardwood floors, a large deck with excellent views, and a pellet stove.

OUTBUILDINGS: Original outbuildings near the main house include a stone smokehouse with a new roof and a stone vault springhouse which dates to the early 20th century. In addition, there is a Workshop with a new roof and 400-amp electricity on a leveled area which used to be where the dairy was located. In addition, there are ruins of an old “cow milking parlor,” and three Harvester silos. This area is ideal for the construction of a larger horse barn and/or a riding ring. But most impressive is the landmark 130 foot tall concrete “Big John” silo, built by George Franklin in the 1980’s and thought to be the tallest silo in Loudoun County!
