ALLAWAY FARM

 Culpeper, Virginia

The oldest farm in Culpeper County, Allaway is an impressive example of 18th Century Virginia architecture with its sloping roof and dormered windows. There are 4 Bedrooms, 4-1/2 Baths and modern systems throughout. The 286+ acre farm enfolds & insulates the house from the outside world, but shopping, colleges & private schools are very close. There are stables, a riding ring & tractor barn and a new diesel generator which supports both the main house and the barn in the farm complex. The converted dairy barn also includes a small apartment.  The tenant house is across Cedar Run Creek sited in the middle of big hay fields. The farm has entrances from two state roads.

RESIDENCE: Settlers built the original log structure in 1730 and some logs are exposed in a closet. Over the next 280 years large wings were built as needed. Above the formal rooms (Living Room, Dining Room, Kitchen & Family Room) are three dormer-windowed Bedrooms & two Baths. Later a wing went out from the Living Room that became the Master Suite. In the suite is a cozy media room and hallway accessing the Bedroom, Bath and storage closets. The final addition became an elaborate Master Bath (raised Jacuzzi tub, steam shower, normal shower and many cedar lined and regular clothes closets) with access to the hot tub on a private deck. Above the bath area is a large, light filled office that connects over to the original upstairs bedrooms along a hall built into the master wing’s attic space. A Florida room overlooks the pool and pastures and this cozy room is kept warm, despite all its glass, by a wood stove. All the HVAC systems are upgraded and modernized.  The kitchen and living rooms have modern gas fireplaces.

PROPERTY: 286.67 acres enfold the residence and insulate it from the world. The only sounds one hears is an occasional train whistle or the chugging of a farm tractor.  The 100 or so acres of woodland contain several trails maintained by Bull Run Hunt who foxhunt the property with permission of the owners. There is a second state road serving the back portion of the farm which also gives the tenant house a separate entrance. Cedar Run creek separates the main residence & stables from the tenant house.
Additionally there are approximately 100 acres planted in hay on the tenant house side and 60 acres in hay on the house & stable side. A local farmer leases all these hay fields and produces a bountiful harvest of round bales. There are about 20 acres of horse pasture & lawn around the main residence.

LOCATION: Allaway Farm is a mile from Commonwealth Park, an A-Rated horse show facility. The farm is off the Rapidan Road about 5 miles outside Culpeper. That puts it halfway between Washington, DC and Charlottesville, VA with access to either’s train or plane facilities. It is in the heart of Virginia Horse Country. The elite Woodberry Forrest preparatory school for boys is just down the road and many colleges are within an hour’s drive.
